When most people think about buying a home in Northern Virginia, they picture the spring and summer real estate markets. Warmer weather, longer days and an influx of new listings make those seasons popular times to shop for a home.
But there is a strong case to be made for buying a home in Northern Virginia during the fall.
Once Labor Day passes, the market often begins to change. Some buyers pause their searches, families settle into the school year and sellers who remain on the market may become more motivated to negotiate.
At the same time, Northern Virginia buyers may have more choices than they did earlier in the year.
In fact, the latest local market data shows that inventory has been increasing. Northern Virginia had 3,025 active listings in July 2026, up 19.6% from the previous year. Inventory growth was particularly significant for condos and attached homes.

Spring may provide more new listings. Summer can offer plenty of activity. Fall may provide a combination of increased negotiating opportunities and buyers who are more serious about moving. Winter can sometimes bring even less competition.
